The villas are all Self-care. You have the choice of Strata or Leasehold.
For Leasehold villas the Village Operator retains ownership of the villa. The resident pays an ingoing contribution in the form of nominal prepaid rent and a loan together equal to the price. The lease is a long-term lease of the villa and the right to share the use of the village amenities. No stamp duty is payable on the lease.
For Strata villas the resident owns the villa. Strata title requires payment of a higher cost of entry due to stamp duty on the transfer. For example, buying a villa for $150,000 the stamp duty would be $3,750.
Air-conditioned villas comprise of one or two bedrooms, living room, kitchen, bathroom, laundry facilities, private courtyard garden and parking spot.
